Areas of Expertise
NMLS-Licensed Technical Review
All calculator algorithms and educational content on TruePITI are reviewed by mortgage finance professionals with active lending experience. Our reviewers verify that rate data, loan program details, and financial calculations reflect current industry standards and regulatory requirements.
NMLS = Nationwide Multistate Licensing System. Our review process is designed around the professional standards of the SAFE Act, and every rate page, calculator, and guide is reviewed before publication. Detailed reviewer credentials are maintained on file with the editorial team.
How We Review Content
1. **Draft.** Authors research from primary sources first: CFPB, HUD, FHA, VA, USDA, Freddie Mac, Fannie Mae, IRS, and official state government pages. Estimates and rules of thumb are labeled as such.
2. **Technical review.** An NMLS-licensed reviewer checks every rate, loan limit, fee, and formula against current regulatory sources before publication.
3. **Accuracy pass.** A second editor verifies all calculations (amortization, PMI/MIP tiers, DTI limits) using our own calculator engine and independent math.
4. **Updates.** Time-sensitive pages (rates, limits, program rules) carry a BUILD_DATE and are revisited on a set schedule. We do not stamp fake freshness dates — if a page has not materially changed, it keeps its original date.
5. **Corrections.** If an error is found after publication, we fix it promptly and note the correction in the page where material.
